Airbnb and Booking bring you guests, but take 15 to 25 percent with them. On a turnover of 40,000 euro that is easily 8,000 euro a year you hand over. The good news: you do not need to cancel anything to change that. Direct bookings are built alongside the platforms, with guests you have already hosted.

1. Start with the guests who have already stayed

Your biggest opportunity is not with strangers, but with people who already know and liked your place. They need no persuading, only a reason and a moment. Yet almost no guest ever hears from their previous host again.

Ask at departure whether you may email them once a year with your availability, and explain that booking directly is better value for them as well as for you. One simple request builds a list that is worth more every year.

2. Make sure you can be found by name

Guests who discover you on a platform will search your name on Google afterwards. That is standard behaviour: people want to see whether you really exist and whether it is cheaper elsewhere. If they find nothing, they book through the platform after all.

So make sure there is something to find: your own website with the same photos and name, so the guest recognises you. This is the moment a direct booking is born, before they press book on the platform.

3. Give them a reason to book directly

Without an advantage, a guest takes the route they know. You do not have to undercut your platform price: you can also give something that costs you little but feels valuable. A late check-out, a bottle of local wine, an extra hour, or first choice of popular weeks.

If you do want to use price, keep the same rate as on the platform but without service fees. For the guest that is easily ten percent, and you keep your margin.

4. Make booking as easy as on a platform

The reason people stay with Airbnb is convenience and trust: see availability, pay immediately, get instant confirmation. An email address on a page saying "contact us for availability" cannot compete with that.

You need a visible calendar, a clear price and a secure way to pay. It does not have to be a big system, but it must work without messages going back and forth.

5. Use social media to stay in mind

A guest who follows you on Instagram will think of you again next year. A guest who only booked through a platform has forgotten you within a month. Social media is therefore not a sales channel but a reminder.

Post seasonal atmosphere regularly and show what there is to do nearby. Put a direct booking link in your bio, so someone ready to decide does not have to go looking.

6. Let your place appear in your guest communication

Every email you already send is an opportunity: the confirmation, the arrival information, the thank-you afterwards. There is nothing wrong with mentioning that next time they can book directly, with the link included.

Mind the platform rules: while a booking is running you may not steer guests off the platform. After the stay, through your own channels, you can. Keep that order.

7. Build it as a second channel, not a replacement

Hosts who drop the platforms overnight watch their occupancy collapse. Platforms are good at what they do: finding new guests who do not know you yet. Direct bookings are good at something else: repeat guests without commission.

Aim for a split where direct bookings grow from zero to twenty or thirty percent over a few seasons. That saves thousands a year and makes you less dependent on a single algorithm.

What this actually adds up to

Do the maths for your own situation. If you take 40,000 euro a year and twenty percent of that goes direct, at fifteen percent commission you save around 1,200 euro. At thirty percent direct it rises to 1,800 euro.

And there is something money cannot express: you have your own relationship with your guests, you set your own cancellation terms and you are not at the mercy of a platform changing its policy.

You do not have to leave Airbnb. You only have to make sure guests who already know you can find you directly the second time.

Start with points 1 and 2: ask permission to email and make sure you can be found by name. Those two steps take a few hours this month and lay the groundwork for all the rest.

Frequently asked questions

Am I allowed to ask guests to book directly?

Not during a booking made through a platform, as that breaches their terms. After the stay you may approach guests through your own channels, for example by email or social media, provided they have given permission.

Does this mean leaving Airbnb or Booking?

No. Those channels keep bringing new guests you would never have reached. Direct bookings are built alongside them, mainly with repeat guests, so you lower your commission without risking your occupancy.

How much discount should I give for direct bookings?

Often none at all. The same price without service fees is already around ten percent better for the guest. An extra such as a late check-out or a welcome basket works just as well and costs you less.
